OUR SERVICES
Bridge Funding
At SIRE we can assist developers with bridge funding in the short term, normally whilst they wait for funding from a conventional bank and/ or the sale of assets.
We offer bridge funding loans for the period of 3 to 12 months, which will typically be up to 80% LTV. 100% LTV is available, provided additional land or property security is given. Interest rates will be from 1% p.m.
Lending Criteria
- Developers with a track record.
- From a single house to a property development with multiple units.
- Maximum loan period 12 months.
- The borrower’s exit strategy needs to be clearly defined.
Stretch Debt
Stretch debt funding gives developers the opportunity to diversify their capital across a larger number of projects, without the restricting requirement of a separate mezzanine funder. It relieves the developer’s cash flow allowing more or larger projects to be pursued. Funds will be secured by first charge over the subject property.
At SIRE we can adjust bespoke lending with a blended rate, reducing costs whilst still providing the facility required to support the development.
Our Lending Criteria
- Developer equity contribution of a minimum of 10% of the total property development cost or must provide an alternative security.
- Developers with a track record.
- Single units or multiple units.
- Planning permission in place.
- Planning or valuation gain may be considered as equity.
Equity
Equity funding into residential and commercial development projects. Investment return is via a percentage of project profit. Developers will be required to invest equity into the project and each project will be considered on its own merits. SIRE will invest on a JV basis or through private investor placements. Typical structure through SPV with investor receiving preferred return.

CAREER HISTORY
After a career in asset management with Goldman Sachs and Merrill Lynch Patrick spent the next 6 years involved in funding, appraising and managing real estate transactions in the UK. This involved sourcing and appraising property development deals throughout the UK. In 2010 Patrick then went on to focus these skills in dental property market where he headed up Dental Property Investments, a role he held for 5 years. Patrick is the Managing Director and heads up SIRE Properties’ operations in the UK, continuing to source and appraise properties and manage assets.

William is a Chartered Financial Analyst. He has worked at Old Mutual Asset Managers, Mercury Asset Management, Merrill Lynch Investment Managers and M&G Investments. William co-founded a property focused private equity business in 2004 based in London. This business focused on providing developers with mezzanine lending and equity finance for residential developments. In 2010 William co-founded Dental Capital Partners and Dental Property Investments within the broader property group. William started providing corporate finance advice for dentists in 2004.

CAREER HISTORY
Chris is a lawyer with 20 years of experience in advising on finance, tax, structuring and corporate issues and transactions. He has worked for major international law firms in London (White & Case, Dentons) and in-house at RBS and as general counsel of two finance boutiques. Chris has financed a large variety of assets, including, property development and investment, ships, planes, trains, healthcare assets, leisure assets, renewable assets and operating businesses.

CAREER HISTORY
Jinu Mathew graduated in Hotel Management. He has worked for major hotel chains in India and the UK. In the UK he has run his own chain of restaurants and exited with an increased value. He has provided consultancy services to many start-up restaurants and made them very successful.
Jinu also spent 4 years as the CEO of a Voluntary and Community Sector Infrastructure body providing membership support to grass root organisations in Medway. He has successfully raised more than £200,000 through projects and grants. He was part of the team which administered the £1 million Big Local scheme in Medway.
Jinu’s focus within SIRE is deal initiation, negotiation and deal placements in commercial properties, M&A and funding. His roster of capital sources includes financial institutions, private equity firms, family offices, mezzanine and equity funds and high net worth individuals.
